Before Applying for a Home Loan: Must-Know Tips & Requirements

Having the right information and maintaining proper documentation can make the process much smoother.

Financial experts advise that one should borrow only after carefully assessing one’s financial position and future repayment capacity. The following guide outlines some important requirements and documents that can help make the home loan process easier.

Categories of Home Loan Applicants

Home loans are generally available for:

  1. Salaried Individuals
  2. Self-Employed Professionals and Business Owners
  3. Persons Purchasing a Flat from a Builder
  4. Persons Purchasing Property through a Cooperative Housing Society
  5. Persons Constructing a House on Their Own Land

Important Documents for Salaried Individuals

  1. Salary slips and Form 16.
  2. Copies of identity and address proof documents such as Ration Card, PAN Card, Telephone Bill, and Electricity Bill.
  3. Copies of Fixed Deposit (FD) certificates, share certificates, and documents relating to other assets or investments supporting the applicant’s financial profile.
  4. Copy of Life Insurance Corporation (LIC) policy along with the latest premium payment receipt.
  5. Recent passport-size photographs (where applicable).
  6. Copies of bank statements for the preceding six months.

Important Documents for Self-Employed Professionals and Business Owners

  1. Brief profile of the business or profession.
  2. Balance Sheets, Profit and Loss Accounts, Income Statements, and Income Tax Returns for the previous three years, duly certified by a Chartered Accountant.
  3. Copies of Advance Tax payment receipts, if applicable.
  4. Copy of registration certificate under the Shops and Establishments Act, Factory Act, or other applicable laws.
  5. Copy of Professional Tax Registration Certificate, wherever applicable.
  6. Bank statements of current and savings accounts for the preceding six months.
  7. Copies of professional qualification certificates or practice certificates, wherever applicable.
  8. Copies of loan documents relating to any existing borrowings from other banks or financial institutions.
  9. Copies of PAN Card, Ration Card, Telephone Bill, and Electricity Bill.
  10. Copy of LIC policy, if applicable.
  11. Copies of Fixed Deposit certificates, share certificates, and documents relating to other fixed assets or investments.

If You Are Purchasing a Flat from a Builder

  1. Original Agreement for Sale executed with the builder.
  2. 7/12 Extract or Property Register Card relating to the land under development.
  3. Index-II extract relating to the agreement executed with the builder.
  4. Copy of Non-Agricultural (N.A.) Permission granted by the Collector’s Office.
  5. Title Search Report and title documents covering the previous 30 years.
  6. Copy of the Development Agreement executed between the landowner and the builder.
  7. Relevant documents under the Urban Land Ceiling Act, wherever applicable.
  8. Approved Building Plans sanctioned by the competent authority.
  9. Commencement Certificate issued by the Municipal Corporation or local authority.
  10. Building Completion Certificate, if applicable.
  11. Latest Property Tax payment receipts.
  12. Partnership Deed or Memorandum of Association of the builder’s firm or company.

If You Are Purchasing Property Through a Cooperative Housing Society

  1. Original Share Certificate issued by the society.
  2. Allotment Letter issued in your name by the society.
  3. Copy of the Lease Deed, if applicable.
  4. Registration Certificate of the Cooperative Housing Society.
  5. Copy of the Society’s Bye-laws.
  6. No Objection Certificate (NOC) issued by the society.
  7. Copy of the Society’s 7/12 Extract or Property Register Card.
  8. Copy of Non-Agricultural (N.A.) Permission granted by the Collector’s Office.
  9. Title Search Report and title documents covering the previous 30 years.
  10. Relevant documents under the Urban Land Ceiling Act, wherever applicable.
  11. Approved Building Plans sanctioned by the competent authority.
  12. Commencement Certificate issued by the Municipal Corporation or local authority.
  13. Copy of the Original Agreement or Conveyance Deed.

If You Are Constructing a House on Your Own Land

  1. Original Sale Deed of the land along with Index-II extract.
  2. 7/12 Extract or Property Register Card showing ownership in your name.
  3. Copy of Non-Agricultural (N.A.) Permission granted by the Collector’s Office.
  4. Title Search Report and title documents covering the previous 30 years.
  5. Relevant documents under the Urban Land Ceiling Act, wherever applicable.
  6. Building Permission documents approved by the Municipal Corporation or local authority.
  7. Copies of Building Plans approved by the competent authority.
  8. Commencement Certificate issued by the Municipal Corporation or local authority.
  9. Latest Property Tax payment receipts.
  10. Certified estimate of construction cost prepared by a qualified architect.

Obtaining a home loan becomes significantly easier when applicants maintain proper financial records and keep all necessary documents ready.
