Gurugram Crosses 100 Million Sq Ft Office Space, Reinforcing Its Position as India’s Commercial Real Estate Powerhouse

Gurugram has achieved a major milestone in India’s commercial real estate sector by surpassing 100 million square feet of total office stock, strengthening its position as North India’s largest office market and one of the country’s most preferred business destinations. The achievement reflects years of sustained demand from multinational corporations, Global Capability Centres (GCCs), technology firms, financial institutions, and flexible workspace operators. 

According to recent industry data, the city’s office market has expanded consistently over the past decade through strong leasing activity, steady supply of Grade A office buildings, and increasing institutional investment. Gurugram’s strategic location, world-class infrastructure, and connectivity to Delhi and the international airport continue to attract both domestic and global occupiers. 

Commercial corridors such as Cyber City, Golf Course Road, Golf Course Extension Road, Sohna Road, Udyog Vihar, and the Dwarka Expressway region remain among the most sought-after business locations. These micro-markets have witnessed growing demand from companies seeking modern office campuses equipped with advanced amenities and sustainable building features.

The expansion of Global Capability Centres has emerged as one of the strongest growth drivers for India’s office market. Across the country, GCCs accounted for nearly 45% of Grade A office leasing during the first half of 2026, highlighting India’s growing importance as a global business and innovation hub. This trend is expected to further strengthen demand in Gurugram, which already hosts a large concentration of multinational companies. 

Real estate experts believe the city’s commercial market will continue to benefit from ongoing infrastructure improvements, including metro expansion, expressway connectivity, and the development of integrated business districts. Growing investor confidence is also reflected in rising institutional investments and increased interest in office-focused Real Estate Investment Trusts (REITs). 

With premium office developments, a strong corporate ecosystem, and continuous infrastructure upgrades, Gurugram is expected to remain one of India’s leading commercial real estate destinations. The city’s sustained growth is likely to create fresh opportunities for developers, investors, occupiers, and businesses looking for high-quality office space in the coming years.
