PMAY 2.0 Eligibility Guide: Check Income Limits, Home Loan Subsidy & Who Can Apply

Buying your first home in India has become more affordable with the Pradhan Mantri Awas Yojana–Urban (PMAY-U) 2.0. The Central Government continues to support eligible urban families through financial assistance and interest subsidies on home loans, making homeownership easier for first-time buyers. 

Who Can Apply for PMAY-U 2.0?

The scheme is meant for families that do not own a pucca house anywhere in India and fall within the prescribed annual income limits. Eligible applicants can purchase, construct, or enhance a home under the scheme, subject to government guidelines. 

Income Categories

Category

Annual Household Income

EWS (Economically Weaker Section)

Up to ₹3 lakh

LIG (Lower Income Group)

Above ₹3 lakh and up to ₹6 lakh

MIG (Middle Income Group)

Above ₹6 lakh and up to ₹9 lakh

Applicants with an annual household income of up to ₹9 lakh may be eligible for benefits under PMAY-U 2.0, provided all other conditions are met. 

Home Loan Interest Subsidy

Under the Interest Subsidy Scheme (ISS), eligible homebuyers can receive an interest subsidy of up to ₹1.80 lakh on qualifying home loans. The scheme currently applies to:

Home loans up to ₹25 lakh

Property value up to ₹35 lakh

Maximum carpet area of 120 square metres

The subsidy is credited directly to the loan account, helping reduce the overall borrowing cost. 

Key Eligibility Conditions

To qualify for PMAY-U 2.0, applicants should generally meet the following conditions:

Must be a first-time homebuyer.

The beneficiary family should not own a permanent (pucca) house anywhere in India.

The applicant should not have received benefits under any Central or State Government housing scheme during the prescribed eligibility period.

Valid Aadhaar and income-related documents are required during the application process.

Income proof

Bank account details

Property-related documents

Home loan sanction documents (where applicable)
